PAYMENT
Non-Refundable Deposits apply only to properties noted in the checkout procedure, and you must accept the terms to place your reservation. The full balance of your reservation is due 60 days prior to your arrival date. The credit card you used to make your reservation will be automatically charged for the balance due on that date unless other arrangements have been made in advance.
If you make your reservation within 60 days of arrival, the full amount is due immediately, and your credit card will be billed within 1 business day.
CANCELLATION AND CHANGES
You may cancel your reservations or make changes up to 60 days prior to your arrival date without penalty, though any amount paid as a deposit is non-refundable. After that time, no refunds can be given for changed or canceled reservations. There is no refund for any unused portion of your stay, nor for any reduction in the number of guests.
If your reservation was made within 60 days of the arrival date, no refunds can be given if you change or cancel your reservation; however, we will, at your request, make the property available for rebooking. We will refund to you 75% of any money we receive for each date that is re-booked. No refund will be given for dates that we are unable to re-book.
DIRECTIONS AND ENTRY INSTRUCTIONS
Driving directions with access information will be sent to you via email after full payment has been processed. These directions will also be available to you after payment has been processed by logging in to your account at www.methowreservations.com.
TRAVEL CONDITIONS AND WINTER INFO
We cannot be responsible for weather conditions. If you will be arriving during the winter, please be sure you have proper equipment for driving in the snow and carry tire chains for driving over the passes. Our local roads are always kept open and in good condition for winter travel. There are no refunds for road closures; however, if both the Stevens and Snoqualmie mountain passes are closed for more than 8 hours and the closures prevent you from reaching the property, you may reschedule your stay to arrive within 3 months of the pass closures. Please note that the North Cascades Pass is always closed during winter.
We recommend you check weather conditions before driving through the passes during the winter, either on the DOT's website at wsdot.wa.gov (click on "Mountain Passes") or by calling (800) 695-ROAD.
IMPORTANT WINTER INFORMATION:
Should you travel to the Methow during the winter months, it is important to understand that you must be prepared for winter driving (keep chains, a shovel... in the car) and all the inconveniences it can cause you and the community you are visiting. The weather can be extreme, with heavy snowfall, unexpected technical issues, frozen pipes, and impassable roads/driveways. If it snows while you are here, you will have to wait for plow service just like every other person in the valley. There are a limited number of plow companies, and neither the Methow Reservation nor the owners of the house control the plow companies' schedules. They have many different contracts and many miles of roads and driveways to plow. If a plow person or a snow shoveler shows up to clear any area around the house, please do not argue with them or turn them away. Move your vehicles if asked. Your cooperation and patience are required, especially after any significant snow accumulation. Should you get stuck, you can call Classic Towing in Twisp, WA.
REQUIRED BY WASHINGTON STATE LAW
We are required by Washington State law to include the following paragraph:
If services are canceled by Methow Reservations, all sums paid to Methow Reservations for services not performed in accordance with the contract between Methow Reservations and the purchaser, will be refunded within thirty days of receiving the funds from the establishment with whom the services were arranged; or if the funds were not sent to the establishment, the funds shall be returned within fourteen days after cancellation by Methow Reservations to the purchaser unless the purchaser requests Methow Reservations to apply the money to another reservation and/or date.
CHECKING IN/CHECKING OUT
Check-in time upon arrival is no earlier than 3 pm Check-out time upon departure is no later than 11 a.m. Early check-in or late check-out is allowed only with pre-approval and cannot be guaranteed. A late check-out without permission will incur a $110 penalty. Cleaners have a busy schedule and must travel throughout the Methow Valley. Please be respectful and check out on time.
PETS
The word 'pets' in this instance assumes we are referring to dogs. Any other pet must have prior approval. A pet fee will apply.
We imagine that you love your pet; however, everyone else may not. We ask that you be respectful of others and not leave your dog in the house while you are away. They bark. They scratch. They get stressed. Secondly, pets need to be on a leash. Third, please clean up after your pet. Fourth, keep them off beds and furniture. Finally, to prevent animals, especially rodents, from stealing pet food on the premises, please store all food securely and do not leave food in the bowl.
We know these rules are violated, and we understand; however, if any excessive cleaning or repair is needed, you will be charged. BE YE FOREWARNED.
INTERNET POLICY
Owners strive to provide the best internet service available here in the very rural Methow Valley. Internet speeds vary throughout the valley, and outages or tech issues beyond our control can occur; for these reasons, NO REFUNDS are given if the internet is problematic. We also do not guarantee that the internet will meet your work/school needs. Should you have an issue with internet service, please send us a message to Methow Reservations describing the problem. We will then contact you to troubleshoot. If the issue is not resolved, we will then contact the internet provider and/or homeowner. Please note... our valley is very rural, and getting service personnel to fix things in a timely manner can be challenging. We rent lodging, not office space.
Public internet is available at the Winthrop library, with enhanced internet speed (in the parking lot or inside the library). Alternatively, for a fee, you can go to the Dropzone in downtown Winthrop. Thank you for your understanding!
PROPANE FIREPLACE POLICY (if applicable)
Most propane stoves are a supplemental heating source, not the principal one. If there are technical issues with the propane fireplace during your stay, please send a message to Methow Reservations, and we will make every effort to troubleshoot and remedy the problem. If the problem is beyond simple repair or requires the propane company, it may take longer than your stay, and NO REFUNDS will be given. The guest will use the main electric heating source at any time that the propane stove may be out of operation.
QUIET TIME & NEIGHBORLY CONSIDERATIONS
Please note that you will be staying in a rural area where peace, quiet, and dark skies are highly appreciated. Quiet time between 9 pm and 8 am must be observed, and all outdoor lights should be kept off when not required. Please be considerate of your neighbors.
PERSONAL ITEMS
We recommend bringing your preferred bath soap, shampoo, and other personal items, as we cannot guarantee these supplies will be available in the rental. Toilet tissue, towels, and linens are always provided.
KITCHEN SUPPLIES
Typically, full kitchens come well supplied with pots, pans, dishes, utensils, etc. You will need to bring or locally purchase your food and spices. We also recommend bringing any novel or gourmet cooking implements that you require.
Accommodations with 'kitchenettes' typically include a microwave, a mini fridge, and a coffee maker. They are not designed for full food preparation.
HOUSEKEEPING
Housekeeping is provided prior to and after your rental period. No housekeeping is provided during your stay. You are responsible for any daily housekeeping you desire for your comfort, or that is required to protect the property from damage (such as spill cleanup). Basic cleaning supplies are provided if needed.
NO SMOKING
Absolutely no smoking is permitted indoors. Additionally, due to fire risk, do not dispose of cigarette butts outdoors. In the case of a violation of the indoor smoking policy, a complete housekeeping regimen will be done, and an additional cleaning fee will be applied.
NO FIRES/CAMPFIRES OR FIREWORKS
Please. Please. No fires or fireworks. The land is dry, and the trees can be very flammable. If a fire starts, everyone loses.
NO campfires are allowed on the premises. Campfires are grounds for immediate eviction. And, simply for your information, if a wildfire is started as a result of your actions, your home insurance policy is at risk from all entities that had costs relating to it, and you are personally responsible after that.
NO CANDLES OR INCENSE
No burning of candles or incense is permitted on the premises due to the danger of fire.
TENTS AND MOTOR HOMES
Tents, Campers, and Motor Homes are not permitted on the property without prior written permission.
EXCESSIVE CLEANING
Housekeeping is provided at the end of the rental period. However, except for normal use and maintenance, you must leave the premises in good condition. Excessive cleaning charges will be billed at the rate of $50 per hour if required.
DAMAGES
You are responsible for any and all damage your party may cause during your stay. You agree that you are responsible for the full cost of replacing or repairing damaged items. We appreciate being informed of any accidents or breakage that occur during your stay.
LOST KEYS
There is a $25 replacement fee for any keys that are not returned upon departure for any reason.
LOST OR STOLEN ITEMS
We are not responsible for lost or stolen items. If you leave any items behind, please let us know immediately, and we will do our best to return the items to you at your expense.
COMPLAINTS
If you have any complaints or find your accommodations unsatisfactory, you must notify Methow Reservations within 24 hours of the occurrence giving rise to the claim or the end of your rental period, whichever is earlier. We will use our best efforts to have any problems resolved that arise during your stay. Please note that we are not responsible for interruptions to utilities due to weather or maintenance by local utility companies.
EVICTION
You are subject to immediate eviction and removal from the rental property if:
1) smoking occurs inside the vacation rental, or improper outdoor fires, or fireworks occur on or around the property;
2) pets are on the property without prior written approval;
3) the number of occupants exceeds the number of contracted guests;
4) there are complaints of excessive noise, loud music, foul language or other disturbances of the peace; or
5) there is unauthorized use of tents, campers or motor homes on the premises.
In the event eviction is necessary, the entire rental amount will be forfeited.
AGENT ONLY
Central Reservations, LLC (DBA Methow Reservations) is the reserving agent only for the vacation rental. All vacation rentals are privately owned businesses that utilize Methow Reservations for your convenience in making your reservation.
As Methow Reservations is the reserving agent only, and not the owner or manager of the property, Renter agrees to hold harmless Methow Reservations, its agents, and employees from all costs, liabilities, claims for damages, and/or suits arising for any reason related to Renter's stay at the property.
